DM31 Tall Buildings

A) Subject to compliance with Core Strategy Policy CS15 (C), the Council will consider all of the following factors when considering proposals for tall buildings:

  1. the quality of design and architecture;
  2. the quality of construction and materials;
  3. detail and impact at ground floor level;
  4. impact on privacy and amenity with adjacent properties;
  5. accessibility to transport interchanges and nearby facilities such as shops, community facilities and other services etc;
  6. impact on local and strategic views;
  7. impact on micro climate for example wind, sun and reflection;
  8. impact on the historic context;
  9. relationship to topography and surrounding land form; and
  10. the management regime, particularly in relation to residential mix.

B) Developers will be expected to take into account relevant guidance on design/heritage matters as published by CABE/English Heritage particularly in relation to the impact of such buildings on their surroundings and local historic context.
