HE7.3: Non-Designated Heritage Assets

To preserve and enhance the character, appearance and setting of non-designated heritage assets, all planning applications that affect non-designated assets will be determined in accordance with the following:

  • Where demolition is proposed, it should be demonstrated that all reasonable attempts have been made to retain all or part of the building; and
  • All alterations and extensions should enhance the building’s character, setting and features and must not adversely affect the significance of the building.
  • Monuments with heritage value will be protected and proposals should consider how they will respond to the retention and enhancement of the structure and its setting in situ or as appropriate.
  • Identified sites with places and landscapes with heritage value will be protected, and proposals will be required to demonstrate how they are positively contributing towards the heritage value to enhance local distinctiveness. Assets which come to light during the course of an application will need to be properly assessed and recommendations reflected in the details of the proposal.

Where other non-designated assets that are logged on the Historic Environment Record database lie within a site, or are discovered during the course of site investigation work related to development proposals, measures taken to enhance and protect those assets in line with Policy HE7.1 ‘Enhancement and Protection of the Historic Environment’ should be explained and provided to support any applications for planning permission.
