RA12 Protection of Village Facilities
In the Green Belt settlements proposals that would result in the loss of local shops, public houses and other services and facilities will not be permitted unless the following criteria can be met:
- The existing use is proved to be no longer viable; the Council will expect the applicant to demonstrate, if requested, that the premises has remained vacant for over a year and to submit documentary evidence that all reasonable attempts to sell or let the premises for its existing use have failed; and
- The loss of a local shop would not seriously diminish the provision of local shopping facilities, i.e. that there is another shop of a similar use available for customers within convenient walking distance; and
- The alternative use would complement the character and function of the area, and would provide facilities to meet local needs.
