RA21 Leisure and Tourism in the Countryside

Proposals for recreational development, which may include changes of use in the countryside will be permitted where:

  • The proposed use is in accordance with Green Belt policies;
  • The proposed use would not have an adverse effect on the amenity of neighbouring properties, nor the character and other environmental assets of the countryside;
  • The proposal would be accessible by means of passenger transport, cycleways, footpaths and bridleways;
  • Existing buildings are re-used if possible;
  • New buildings that are permitted in accordance with
  • should reflect the local rural character in terms of design, massing and materials; and
  • Any new development must be acceptable in terms of its impact on the highway network, including highway safety.
